Description of the project
Summary
Beyome, whose meaning comes from the contraction of “beyond home” and which expresses the goal of going beyond the traditional, offers a housing proposal based on four axes.
How to answer to a flexible lifestyle?
The first axis is Architectural Flexibility, by building a multifunctional space where distributions change according to the needs of each moment: living, working, socializing ...
"This global and dynamic society demands a new concept of home and Beyome is the answer."
Íñigo Moreno Fernández de Leceta, CEO of Project Consortium
The second axis is Flexibility in Housing Typologies, defining four types of buildings adapted to different life stages and their demands for specific spaces and services: Thrive, for the moment of personal growth after secondary education; Family, when creating a family; Health, for post-retirement “rebirth”; and Care, when additional care is needed.
"At an architectural level, we have already been able to test this type of housing in different projects with great success."
Rocío Pina Isla, co-founder of Enorme Studio
Can you imagine a flexible rental contract?
The third axis is Flexibility in Access to Housing, since, thanks to its flexible rental contracts, it will facilitate the possibility of living in different cities of the world and in different typologies of housing, which also allows creating a vital/social bond with the rest of the Beyome users.
And the fourth is in Flexibility in Services, with a wide range of high added value services adapted to each of the four types. From professional services in Thrive homes to evolve professionally, to facilities to access education centers in Family. The Health typology will allow you to enjoy the rebirth after retirement in cities with a mild climate, while all the necessary medical care will be accessible in your own home, at Care.
Key objectives for sustainability
Space is a resource to preserve, as much as water or energy. It has been proven that the dense city is the best answer to the question: How will we live together? However, living in the center of cities, connected and close to their amenities and charms is generating high market pressure, rising prices and reduced housing affordability. We cannot create more space but we can transform it.
The time has come for innovation, technology and creativity to flood our homes.
Our work on minimum and flexible spaces began several years ago when we began to observe that the homes in which we, our friends, and those of clients who came to the studio, many did not exceed 50m2. Then we began to collect, analyze and understand a series of data and evidence that explained that these were not isolated cases, but a clear trend towards the reduction of housing spaces.
1_ We live in a very specific context. We know that the world population is growing annually by about 75 million people.
2_ 70% of the population will be living in cities by 2050.
3_ Housing prices are skyrocketing in relation to the growth of salaries.
4_ We understand that the challenge of optimizing space must be part of the objectives for the sustainable development of cities.
5_ Space is a resource to be preserved as much as water or energy.
6_ Our homes have become multipurpose spaces where many of the activities we carry out outside (the office, the gym, the school or the hairdresser's) have been incorporated into the domestic space. This trend was clear but of course has intensified after the pandemic. The city is also transforming and taking on other dimensions of the domestic.
Key objectives for aesthetics and quality
The whole aesthetic is subordinated to a user experience based on a generalized lack of space. In this sense, we no longer think of a house represented by the number of bedrooms but a home of infinite situations. This is how architecture becomes a scenario that facilitates the life of its inhabitants...
Our aesthetics are based on our manifesto:
“Just our lives change, our home changes with us”
“The real change of the house is that it fits our needs and not the other way around”
“No more two or three bedrooms houses. Welcome to the home of infinite situations”
“Living in 70sqm apartment with spatial benefits of 120sqm”
“Each square meter of your home is gold. No more empty rooms”
“Cities need compact homes that consume less resources and optimize space to the maximum”
Key objectives for inclusion
Beyome allows to maximize the square meters of our homes and will facilitate not only the accessibility to housing for young people in the most central and economically pressured areas of the large European capitals, but will also generate very high performances in very small dwellings.
In that sense, the cost of flexible, industrialized furniture is low in relation to the impact of the price of land that cannot grow any further.
The density that is already occurring in the most demographically oppressed areas of cities will have in flexibility a great ally to maintain generous and prosperous lifestyle standards.
Living Big in flexible spaces.
Results in relation to category
Beyome is still a prototype project but it has a very high capacity to become a regenerative project, a contemporary and flexible alternative to rigid housing. In these years of research we have managed not only to build and test several prototypes of houses already in use with more than five years of accumulated experience but also to unite design, creativity and industry.
BEYOME's purpose is to construct, rehabilitate and operate buildings in 20 cities around the world for its four types of housing, and to manage a total of 10,000 units in the next five years.
How Citizens benefit
So far BEYOME has built only five real prototypes.
All of them have been evaluated and monitored, obtaining incredible results. The profile of inhabitants and their space needs is very heterogeneous. Our five users have been:
- Yolanda, a graphic designer who wanted to convert her 50m2 house in the outskirts of Madrid into a studio and a home at the same time, exploring the possibilities of productive housing.
- Stella, a Colombian with an English husband, who needed a guest room for family visits without losing space in her living room 90% of the time that the extra bedroom was not being used.
- Marina, with a 30m2 apartment in the center of Madrid that needs to be a launching pad as well as her permanent home.
- María José and Enrique, Spanish and Mexican retirees who live halfway between Mexico and Spain. In their residence in Spain, in Asturias, on the beach, they need to have one or two bedrooms, depending on the number of guests they receive throughout the year, this allows them to have a loft for two months and a summer house for another four months.
- Gerardo and Pilar, with businesses in the center of Madrid that they reach on foot and with a family with children from other marriages? They need not only an extra bedroom but a 60m2 living room to host parties in a space of only 70 m2.
All of them are a reflection of a society that is changing day by day and that finds that the homes they live in nowadays are cages and not the places of hedonism, work, disconnection and leisure that they should always be...
Innovative character
The current housing system doesn’t respond to the necessities that the society is demanding.
To live, work and play in one singular space.
The prices of properties for sale do not allow for the suitable conditions for the vital development of their users, generating the need for a change.
Beyome has created a new living concept which adapts to each of the four stages of life, with the development of multifunctional housing based on reconfigurable spaces.
Beyome has developed during the last 5 years, 5 multifunctional houses for the study and the observation of different configurations
in living spaces.
Beyome integrates industrialisation, dry construction and energy efficiency systems to create healthy spaces, optimising the
installation timing of our buildings.
Beyome is identifying assets for the development of the first promotions of complete buildings.
