the first ecogood tenement house for familys, climate and nature
We transformed an old tenment flat (10 appartments) with rebuilding the balconys to loggias and the roof to two lofts from 760 to 1100 m². 7 Families get good libing in 90m² each, share cars, garden, workshop, goods as cooking or sporting tools - and friendship. Heatpumps deliver warmth, cooling and warm water with 19 kWh/m² and year or 60,- € per Month and dwelling. "You can take the child out of the hause but you can´t take the hause out of the child" - it´s also a peace project

As an individual
we want to make the best of an old, inherited tenement. Step by step we lifted standards, enlarged, insulated, decarbonised the building with heat pumps and new radiators.
We looked for families who need space, other childrens, care (6 of 7 are coming from other countries!), identification. Our house is well known not only in the city but in the scene. The old lessees were included, inspired.
We always try to do better through participation, new techniques, new methods (new electric car - shared calender for usage). A common outdoor kitchen was put on hold - we try it in little steps. Its a great experiance, a great development!

we share a living of friendship. using bycicles, sharing cars and goods and sorrows in a renovated and beautiful old house. We save energy and resources. Heating and cooling is done by gruondwater heat pumps, generating costless warm water in the cooling season. It is already an excursion object for students, politicians and technical groups. A lot of medias have reported (Zeit, SZ, STANDARD, ORF, Krone, futurzwei, Bezirksblätter and so on). We are very happy to hear from imitators. 19kWh/m² el. power (with 11 years old heat pumps!) for all three outputs is sensational for a just on one side insulated building from 1908. Circularity: we made a big tree house out of the wood whilst rebuilding the roof. All products are not toxic, seperable and last long. (I do building biology...)
36 people live in 12 dwellings on 400 sqm ground, half of it garden. We meet, we communicate via two WhatsApp-Groups (one for the carsharing), we celebrate the Sommer-Hof-Fest and the "Advent-Singing" around a fire; the childrens celebrate their birthdays in the garden if in summer. We changed the garden, an architect - beeing a lessee - designed the new terrasse. We created a lot of playgrounds for the children and painted some parts together. Since 2024 there is official participation with the "HOFRAT" We even share a cat (half the time in garden) and guinea pigs (always in the garden).
We have lessees of all kinds - 80 year old singles, students, families, middle - aged couples. All love "our" children, speak to and help their neigbours. The old lessees pay around 400,- € for 88sqm, the families in their newly renovated flats 880,-€, 10 € per square meter, in Innsbruck 20,- € is normal.
Especially families save a lot of money having no own car, sharing things like children bycicles, sledges and so on.
Caring for children together makes it easier for families without grandparents within reach (6 of 7 families).
We as owners profit from long lasting rentals, people caring for the house. Sometimes we need help to and it is great to have a lot of friends in the house! Having the babies in the arm, beeing adressed as "Opa"/Grandpa feels nice - our children are 22 and 23 and hav no children yet. We had lessees with different sexual orientation, nobody counted them out. We had black an turkish families in the house, same. It is not possible to have a totally barrier free house, but we could adopt one of the flats at the basement for handicapped people. We have a lift.

out lessees are always involved, even in looking for new lessees if there is a change. Since 2024 we have not only informal participation, we have regular meetings to discuss needs and new developments. We have a cooperation with a lending store: they have things like pressure washer or hedge trimmer from us - we relend this once a year. We had many gruops of visitors here - technical, social, political ones, many are excited and leave with hope and encouraged
we have stable contracts to our craftsmen. Politicians and officers of the city visited us for discussions. The process of cerification for ecogood lasted one and a half year, but now there is a model for other tenement flats. Added value: we saw the importance of writing a narrative, loving our lessees...
TEchnical: insulation (front and lofts), lighting (we have a specialist as lessee!), heat pump (experts said: don´t do it!), cooling with wall heating, using phase change materials in the inner side of the roof etc.
Social: we try several technices to make communication and sharing more easy. We did some lessons in art of hosting, Soziokratie and so on.
Over all is the attitude - we are all loveable people with very similar needs.

Wilhelminian style houses can decarbonise with heat pumps, even cooling with low temp. radiators and wall heating etc. Just in Vienna there are 15.000 similar buildings. We could deliver warmth and warm water to the next two buildings...
Building a community of partnership, sharing and caring is possible with very normal lessees, it needs time but not fanatic people. Celebration ist essential!

Decarbonisation. Resilient cooling without hot air in the "hot island" / city. Doubling the number of people living in such an old house with closing balconys and adding two lofts. Saving a lot of resources through sharing. Peacemaking through knowing each other, using local energy and goods, caring for children to have a playful and livingly childhood.
No air pollution, no noise emitted, saving a lot of energy, CO2 (3% per capita matched with 1990!), money. People who apply to lent a flat without knowing if something is free. 10 prices (local and national ones, for the social and technical solutions). Giving people, especially families who have extreme difficulties to find friendly place in town a good, healthy neigbourhood in friendship. No constraints, just pleasure to take part! If you don´t want, you have your silence in your flat.
