Sustainability is at the heart of Promprylad, integrating circular economy, energy efficiency, and green innovations into urban regeneration. The project revitalizes an old industrial site while reducing environmental impact through material reuse, responsible construction, and smart energy solutions.
Circular Economy & Energy Efficiency
Promprylad continuously reuses materials, including bricks, glass blocks, and metal structures, reducing waste and cutting carbon emissions. Our facade combines reclaimed clinker bricks with mineral wool insulation, a far more sustainable alternative to aluminum cladding. Reusing bricks lowered costs by 30% while preserving industrial heritage.
All buildings are upgraded to energy efficiency class A, minimizing heating and cooling needs. We use eco-friendly insulation materials with low carbon footprints and install heat pumps with energy recovery, the most efficient system for our climate. Multi-zone VRV air conditioning ensures optimized temperature control, while triple-glazed windows with silver coating and argon filling reflect heat back inside, further reducing energy loss.
Green Economy & Waste Management
We are committed to renewable energy, with solar panels planned and LEED certification in progress, incorporating sustainable landscaping with drought-resistant plants. Our waste management system includes separate waste collection and on-site recycling labs, supporting circularity. Foodoteka, our local food market, promotes organic products and minimizes food waste through redistribution initiatives.
Innovation & Collaboration
Promprylad fosters cross-sector partnerships with contractors, material suppliers, and architects to develop and test innovative solutions. One example is our fiber-panel facade, tested in collaboration with a supplier before market launch.

Promprylad is a unique example of how industrial heritage can be transformed into an aesthetically appealing and culturally vibrant space that enhances the quality of experience for people. The project preserves the authenticity of the former factory while integrating modern design elements that foster creativity, collaboration, and well-being.
The key aesthetic objective was to maintain the historical identity of the building while making it welcoming and functional. The design team carefully restored original industrial elements—exposed brick walls, steel structures, and large factory windows—blending them with contemporary architecture, sustainable materials, and open-plan spaces. This creates an atmosphere that is both inspiring and comfortable.
Another critical objective was to ensure a human-centered experience. The spaces are designed to encourage interaction, creativity, and productivity. Flexible layouts allow for different uses, from co-working and educational programs to cultural events and community gatherings. Natural light, greenery, and open areas enhance well-being and provide a connection to nature within an urban environment.
Art and culture play a central role in Promprylad’s transformation. The project hosts exhibitions, performances, and artistic interventions, making culture accessible and integrated into everyday life. Local artists contribute to the space’s identity, ensuring that it reflects the city’s creative pulse.
Promprylad is an exemplary case of how design can shape experiences, revive industrial heritage, and build a strong cultural identity. It serves as a model for rethinking urban spaces—not just as functional areas but as places that inspire, connect, and enrich communities.

The project started with Teple Misto - CSO established in 2014. It is a grassroot initiative created by city residents who facilitated a dialogue among city stakeholders interested in the sustainable development of Ivano-Frankivsk. The local business community supported this initiative, donated funds and expertise to implement various projects - urban planning for the community spaces, restoration of historical buildings, art performance, creation of one of the most successful online radio, setting aesthetical rules for advertisement signs etc. One of the most recognized projects is Urban Space 100, a city café that was launched after 100 Ukrainian entrepreneurs donated 1,000 dollars each and in return received a vote in deciding which city project should be supported from the café’s profit.
The success of Teple Misto pushed the whole team to think about more ambitious project - Promprylad. Due to the project's complexity, it was essential to engage in this process with all the community and partners as co-creators. The team rented a floor of 1,800 m2, engaged 23 impact investors (1,3M$ of investments), and in April 2018, opened its doors for tenants. Later, we were able to buy a whole plant and start renovation process.
In 2020 Forbes Ukraine awarded the city of Ivano-Frankivsk as The Best in doing business with a direct reference to Promprylad. In 2021 Promprylad.Renovation became a platform for city strategy development. Together with partners we have managed to make the municipal strategy development process inclusive by engaging educators, scientists, representatives of cultural institutions and informal groups, urbanists, developers, business owners, religious institutions representatives, and other local players to shape the city together.
The project won the Partnership for Sustainability Award from UN Global Compact in Ukraine as the best project in “Economic Development” and Europe Award for Excellence 2021 from Urban Land Institute

The project stands out as an innovative model that redefines urban regeneration by combining impact investment, adaptive reuse, and cross-sector collaboration. Unlike mainstream redevelopment projects, which often rely solely on public funding or private developers, this initiative integrates a community-driven investment model, attracting 1811 impact investors. This approach ensures financial sustainability while maintaining a strong social mission.
One of the most groundbreaking aspects is the adaptive reuse of industrial space. Instead of demolition and reconstruction, the project repurposes existing infrastructure, significantly reducing waste and carbon footprint. This circular economy approach sets it apart from conventional urban development practices.
Additionally, the project fosters economic and social innovation through its multi-functional ecosystem. Traditional revitalization efforts often focus on single-use developments, whereas this initiative integrates business incubation, cultural spaces, education, and production facilities under one roof. This mixed-use model promotes synergies between sectors, ensuring long-term economic resilience.
A key innovative element is the Business Support Center, which emerged as a response to wartime economic challenges. Unlike standard business accelerators, this center provides a whole system of consulting, networking, learning, microgranting, and mentoring, offering comprehensive support for relocated and local entrepreneurs.

Promprylad methodology is rooted in collaboration, adaptive reuse, circular economy principles, and impact investment, ensuring long-term financial and social sustainability.
1. Participatory Co-Creation & Ecosystem Development
We foster an inclusive ecosystem, where residents, businesses, cultural institutions, and policymakers actively shape the project. The pilot phase allowed us to test cooperation models and refine strategies before scaling. Even before revitalizing spaces like the Maker Space, Art Center or women-focused coworking, we built engaged communities around them, proving the "community-first" approach.
2. Circular & Sustainable Development
As one of 15 LEED-certified buildings in Ukraine, we prioritize material reuse, energy efficiency, and green infrastructure. Reclaimed bricks, glass blocks, and metal structures reduce construction waste and lower our carbon footprint. Our energy-balanced system integrates heat pumps, VRV air conditioning, and triple-glazed windows, ensuring maximum efficiency.
3. Scalable Impact Investment Model & Financial Sustainability
Promprylad operates on an impact investment model, where investors receive returns while contributing to social development. Research from SRI International determined that $1 invested generates $5 of social impact. Additionally, with support from Pact Inc., we developed a financial model where 70% of commercial lease revenues cover 30% of social impact initiatives, ensuring the long-term viability of community programs. This approach guarantees financial stability while maintaining a strong social mission.
4. War-Responsive & Adaptive Strategy
Since the full-scale invasion, we’ve adapted to meet urgent needs while maintaining a long-term vision for Ukraine’s recovery. Initiative like the New Economy Center provides economic support to local and relocated MSMEs and reskill/upskill to Ukrainians. The project also creates jobs, integrates displaced businesses

We aim to develop a sustainable replicable model of the whole platform. We think it will be interesting for groups of activists in other cities, especially after the end of war or in other countries. Similar plants exist all over Ukraine and abroad, so our initiative can be easily recreated on any other territory, adding new values and unique experience of the specific region or city. So, our ambition is to create a template of the Promprylad model with all key features of this project and give it to those who would like to replicate it and bring back to life another industrial space.
By launching the pilot part of the project, we were able to test the model of cooperation between business, civiс society and local authorities. We are a platform that brings together a number of institutions working to achieve a common goal - to transform the community into a successful, sustainable, responsible one that creates value for the whole country. This allows us to create an ecosystem of interaction in which those who change specific segments and help specific members of the community, at the same time can co-create and change the region together.
In 2018 Pact Inc. developed a methodology of impact investing for Promprylad. It states that each dollar invested into Promprylad generates 5 dollars worth of social impact.
70/30 Model - fully launched project will consist of 70% of commercial functions (lease and various paid services) that will generate income to support 30% of social functions (social and economic impact in the region through informal education, innovation support, talent development, entrepreneurship, and craft production).
Experience with sustainable construction and relevant approaches.
