Project Description
Magasin X in Uppsala is located by the railway, lowering the need for personal transport and revitalizing a former dull part of town. It is one of the largest wooden office buildings in Europe.
Sky-high sustainability goals have been achieved regarding everything from biofuel driven transportation of climate friendly materials to using the house as a clean energy producer. The building sets a new standard for large-scale wood buildings, lowering the climate impact by 40%.

Description of the project
Summary
Magasin X is probably one of the most sustainable new office buildings in the world, crating st start of a new part of Uppsala city centre.
The architects and engineers together with the client conducted a very thorough investigation of wood construction challenges. Up to ten different structures were tested and evaluated. In the final solution all structure above ground are made of wood. Glulam columns and beams carry CLT floors, large wind crosses provide bracing together with CLT-walls around shafts and elevators. In the centre of the building a beautiful wooden stair is hung, creating communication between all the floors, and encouraging people to take the stairs instead of the elevator. The construction is clearly visible both in the interior and exterior of the building.
The facade is built with Norwegian slate, glass and photovoltaic cells. In the ground floor untreated custom milled wood is added. Green roofs are combined with advanced stormwater beds covered in greenery on the entrance level. The slate has a low climate impact because of its reusability, low energy use during extraction, and low need of maintenance.
By innovative and thoughtful solutions energy consumption has been lowered the to 20% of the Swedish building code. Compact form and very good insulation is combined with geothermal energy providing both heating and cooling. Photovoltaics on the façade and roof provide electricity for the heat pumps. The residual is stored in batteries to buffer overnight and provide back-up energy for the sprinkler pumps.
To be able to manage the Global Goals we need innovative, long-lived solutions and good examples to follow. Magasin X takes a holistic approach to sustainability in building, setting a new standard for what is possible in the future.

The soft touch of the wood is visible for all users and visitors, creating a healthy work environment.
Good daylighting and indoor climate, combined with a high focus on non toxic materials also adds to the work environment.

Of course the building follows and over-achieves on all rules for accessibility. With an open café on the ground floor it is more open than most office buildings in the area.

Being an office building most of the process has been between the developer, the architect and the tenant, but during the planning and building process neighbours were closely involved and informed.
